Some help from the government when buying your new home.

  • Stamp Duty Concessions: For first-home buyers, stamp duty is abolished on homes valued at $600,000 or less. There's a tapered concession for homes valued between $600,000 and $750,000. Additionally, young Victorian farmers are eligible for a stamp duty concession on their first farm.
  • Concession for Off-the-Plan Purchases: If you buy off the plan, stamp duty is only paid on the land value of the property. This concession is available for those buying the property as their main home or qualifying for first home buyer stamp duty concessions.
  • First Home Owner Grant: A $10,000 grant is available when buying or building a new home.
  • Buy Assist - Community Shared Equity Scheme: This scheme helps individuals or households on low to medium incomes buy a home, working similarly to the government's HomesVic scheme but is a private sector model.
  • First Home Guarantee (FHBG): Part of the Australian Government's Home Guarantee Scheme, the FHBG helps eligible home buyers to buy a home sooner with as little as a 5% deposit without paying Lenders Mortgage Insurance. For FY2023-24, 35,000 FHBG places are available. Eligibility criteria include income caps and the intention to be owner-occupiers of the purchased property.
  • First Home Buyer Duty Exemption or Concession: For contracts entered on or after 1 July 2017, there's a duty exemption for a principal place of residence (PPR) valued up to $600,000, or a concession for a PPR valued between $600,001 to $750,000.
  • Pensioner and Concession Cardholder Duty Reduction: Eligible first home buyers may also qualify for a one-off pensioner and concession cardholder duty reduction.
